Detailed Topographical Survey

A detailed topographical survey is essential before making an application for detailed planning. At proposal stage, Ordnance Survey data is often used as an initial plan on which a base design is sketched. While such a sketch may be sufficient for outline planning or feasibility, a detailed topographical survey should be requested before detailed design is carried out. The advantages of commissioning a detailed topographical survey compared with using an Ordnance Survey plan include:

  • Numerous spot levels on a nominal grid that can be determined by the client/architect/engineer/surveyor
  • Tree positions, size and species
  • Representation of all site information including service covers, overhead lines, street furniture, etc
  • Heights of properties both on site and adjacent to site
  • Accurate representation of site boundaries

Flood Plain Mapping

Depending on the location of the site requiring planning approval, there may be a requirement from the local authority to show the impact of any development on the flood plain. In this situation, JC White Geomatics is able to carry out a limited topographical survey using satellite positioning equipment (GNSS) to demonstrate existing site levels. Using flood level information supplied by the Environment Agency, we can then produce a plan indicating areas liable to be affected by flooding.

Architectural Plans

If your development involves the refurbishment or change of use of a single building or number of buildings, as opposed to new-build on a green or brown field site, the provision of an accurate reliable set of floor plans, elevations and sections is of paramount importance. Following a site visit to discuss your requirements, we are able to advise whether traditional format floor plans, elevations and sections are appropriate, or whether utilising photogrammetry and 3D Laser Scanning, true-to-scale photo elevations and high density point cloud data would better suit your project.

Boundary Demarcation

Whatever the nature or size of your development, knowing the location of the legal boundaries prior to detailed design or the start of building work could save enormous cost at a later date. An investigation into the location of the legal boundaries of a site can be carried out as a separate exercise or in conjunction with a topographical survey. JC White Geomatics has a wide and varied experience of boundary issues and is able to offer practical advice to minimise potential future cost.
